This year’s accomplishments highlight Allies’s  ability to navigate complex market conditions, deliver exceptional value, and drive growth for its clients and investors. Allies achieved a remarkable 57% increase in deal value and a 24% growth in deal volume, solidifying its position as a powerhouse in the Indiana commercial real estate market.

We played a pivotal role in helping 618 Cabinetry, a kitchen cabinet wholesaler, expand into the Indianapolis market. We secured a five-year lease with significant cost savings by conducting a thorough market analysis, organizing property tours, and skillfully negotiating lease terms. The new warehouse, equipped with tenant improvement allowances and favorable rental terms, perfectly aligns with 618 Cabinetry’s operational needs, enabling a seamless market entry.

RAWAAL Properties LLC

Allies demonstrated its expertise in a competitive bidding environment by assisting RAWAAL Properties LLC in acquiring a prime property in Marion County. Allies’ strategic approach secured the property at a favorable price and facilitated a lucrative lease with a national tenant. Subsequent property improvements significantly enhanced the asset’s value, delivering a high return on investment for RAWAAL and underscoring the benefits of strategic partnerships in commercial real estate.

Dana Mannix Gymnastics Center

Our brokers successfully negotiated a lease expansion for Dana Mannix Gymnastics Center, securing an additional 6,000 square feet of space—a 33% increase in size. Despite rising industrial market rates, Allies achieved a below-market rental rate and a $40,000 tenant improvement allowance. The seamless integration of lease agreements resulted in significant cost savings and enhanced operational capacity for the gymnastics center, showcasing Allies’ ability to deliver optimal outcomes in challenging conditions.

Allies supported Peterman Brothers HVAC’s ambitious expansion into Indiana and Kentucky. This included acquiring multiple properties, such as an 11-acre site adjacent to their headquarters, which led to further development and a profitable sale of excess land. Allies’ comprehensive services, including strategic planning and market analysis, increased Peterman Brothers’ operational capacity and market presence. The partnership, now in its fourth year, continues to yield mutual benefits.

We also successfully assisted ARISE Substance Abuse Care Services in acquiring a facility tailored to their unique needs. Navigating zoning challenges and negotiating favorable financial terms, Allies secured a price reduction and concessions for deferred maintenance. Additionally, Allies facilitated financing and connected ARISE with construction partners, ensuring a smooth transition into their new location. This acquisition positions ARISE for future growth and operational success.

Allies helped Eckart Supply Company, a leading electrical wholesaler, acquire a 45,000-square-foot facility in Lebanon, Indiana. Located in a rapidly growing area with excellent transportation links, the property meets Eckart’s warehouse and outdoor storage space needs. Allies’ ability to secure the building significantly below market value and complete the transaction quickly underscores their expertise in identifying and acquiring strategic properties.

Allies demonstrated its leadership in the industry through active participation in key events and professional milestones. Adam Stephenson, owner and managing director, was installed as the 2024 President of the CCIM Indiana Chapter, where he spearheaded initiatives to educate and connect commercial real estate professionals. The chapter’s Capital Markets Panel provided invaluable insights into current trends and investment strategies, further establishing Allies as a trusted resource for market expertise. Stephenson also earned the prestigious SIOR (Society of Industrial and Office Realtors) designation, placing him among the top 3% of brokers globally with SIOR and CCIM accreditations. This achievement underscores his dedication to excellence and enhances Allies’ ability to deliver superior service and access to global client resources.

Our brokers continued to set the standard for excellence in 2024. Adam Stephenson and Mitchell Ayers were honored with the 2024 CCIM Member Transaction Award for Indiana’s largest industrial sale—a $5,050,000 transaction involving a 45,000-square-foot industrial property. This recognition highlights Allies’ expertise in high-value deals and its dominant presence in Indiana.

Beyond its business achievements, Allies Commercial Realty strengthened its ties to the local community through impactful partnerships and events. Allies partnered with Peterman Brothers to sponsor a large-scale Employee Appreciation Event attended by over 700 people. The event featured interactive activities, including a life-size operations game sponsored by Allies, fostering teamwork and community engagement.

We also hosted our inaugural Partners in Crime fundraising gala, raising $5,400 for Cocktails & Caregivers. Held at Half Liter BBQ Hall, the event brought together sponsors, partners, and industry professionals for an evening of trivia, networking, and celebration. This initiative reflects Allies’ commitment to philanthropy and building meaningful connections within the commercial real estate community.

Allies continued to champion diversity and inclusion in 2024. Claudia Stephenson, Allies’s Chief Marketing Officer, attended the IndyCREW Women in Leadership Conference, an event dedicated to empowering women in commercial real estate.
